For Sale By Owner


Doing a FSBO (for sale by owner) isn't for the faint of heart. Go this route only if you have confidence in your marketing, sales and negotiating skills. You'll have to figure out the right price, handle all of the marketing, schedule showings, host open houses and negotiate with buyers or their agents.

Another alternative is to consider working with us. We have several programs for those interested in sharing the load, but getting exposure on the MLS. The programs are outlined below. DIY Package

About the service:

This is a Listing Agreement between the Seller and Bronowicz Realty, LLC, for the owner who is willing to do the showings, open houses, negotiations and all paperwork associated with selling a home. This service is ideal for the For Sale by Owner looking to save money in the process of selling a home.

 

How it Works:

After the Listing Agreement is signed we will list your home on the MLS for a six-month period. You will provide us with the details of the home, marketing description, showing telephone number and other details needed for the MLS listing.

We will also provide you with a package containing the documents that you will need to complete the selling transaction. A simple checklist, that we have designed, will guide you through the selling process. Also provided are Tips on How to Sell Your Home.

We will include 12 photos of your home, which we will take, in the listing. We will also complete sections of the Listing that pertain to tax information. We will also add attachments, like the Sellers Disclosure, Lead-based Paint Disclosure and other disclosures if required. All disclosures will be completed by you.

After you sell your home, you will provide us with information on selling price, real estate agent involved, if any, closing date, etc. This allows us to complete the transaction and remove the Listing from the MLS.

 

Option 1 Package

 

About the service:

This is a Listing Agreement between the Seller and Bronowicz Realty, LLC, for the owner who is willing to do the showings and open houses. Bronowicz Realty will assist you in completing all paperwork associated with selling your home. We will also assist in pricing your home, developing a sales strategy, negotiations, inspections, counter-offers and organization of all documents. This service is ideal for the For Sale by Owner looking to save money in the process of selling a home.

 

How it Works:

 

After the Listing Agreement is signed we will list your home on the MLS for a twelve-month period. You will provide us with the details of the home, marketing description, showing telephone number and other details needed for the MLS listing.

We will include 25 photos of your home, which we will take, in the listing. We will also complete sections of the Listing that pertain to tax information. We will also add attachments, like the Sellers Disclosure, Lead-based Paint Disclosure and other disclosures if required. All disclosures and documents will be completed by you with assistance from us.

We will work in the traditional manner except for Showings and Open Houses.

 

Exclusive Listing Package

 

About the service:

This is an Exclusive Listing Agreement between the Seller and Bronowicz Realty, LLC.  We do it all!

 

How it Works:

Bronowicz Realty will help you determine the value of your home, the competitive outlook, and a pricing strategy to market and promote the sale of your home as quickly as possible. We use a professional photographer to capture the highlights of your home and then use those pictures in Brochures and Flyers to make your home stand out from the crowd.

Your home will be listed on the MLS and syndicated to over 35+ real estate web sites including Realtor.com, Zillow.com and Craig’s List. We will handle all inquiries and schedule Showings as you direct us. When a buyer shows up we will work with the Buyer’s Representative to complete the paperwork and get the sale closed in a professional manner. Any feedback received from the buyer or their agent will be shared with you in order to improve the presentation of your home.

An Open House for realtors and the general public can be effective in finding a buyer. We will work with your schedule to arrange for Open Houses, advertise them to our network and do the hosting.

We will be with you every step of the way including presenting our thoughts on offers you receive and how to best negotiate terms that give you the upper-hand in the deal. As your agent, we will present offers, counter-offers, manage time-lines and review documents for accuracy. We will help you achieve the best deal for you as quickly, efficiently and smoothly as possible!
